Cambridge, MA – Hired through the Owner’s Project Manager, Sustainable Engineering Solutions provided MEP commissioning services for a new three-story building with laboratory and technical office spaces on the second and third floors at 55 Spinelli Place.
Recognizing the importance of early involvement, SES advocated for proactive engagement in the commissioning process. Pretesting coordination meetings were conducted with the contractor, outlining the scope of testing and necessary personnel requirements at least four months prior to the commencement of any testing activities. By strategically delaying the testing process, SES aimed to consolidate all testing procedures into a single functional testing mobilization, thereby minimizing the discovery of issues during the project closeout phase and avoiding duplication of contractor punch lists. This early engagement also fostered a collaborative approach with the Construction Manager, emphasizing the continuity of involvement beyond building occupancy until commissioning is completed.
SES emphasizes tailored meeting agendas geared towards the specific requirements of the commissioning process, including start-up reports, balancing reports, and other pertinent documentation. By aligning meeting structures with upcoming testing phases, SES ensured efficient communication and minimized operational disruptions.
