Project Overview

Brighton, MA – The JJ Carroll Redevelopment, commissioned by SES for 2Life Communities, is a multifamily new construction project located in Brighton, MA. This innovative development aims to achieve multiple sustainability certifications, including ENERGY STAR Multifamily New Construction v1/v1.1, Passive House Institute US (PHIUS 2018), and LEED v4 Silver (Multifamily Midrise rating system).

SES served as the Commissioning Authority (CxA), overseeing the integration and performance of advanced building systems. Key systems included rooftop energy recovery ventilators (ERVs) providing tempered fresh air to dwellings and common spaces, as well as variable refrigerant flow (VRF) heat pumps for heating and cooling, managed via localized thermostats and a centralized master control panel. Building domestic hot water is generated by a gas-fired plant with a mixing valve and pumps located on the ground floor. Common area lighting is optimized with occupancy sensors for energy efficiency. The project also includes a garage equipped with carbon monoxide sensors and purge fans for air quality management. Throughout the commissioning process, SES worked closely with the project team to ensure seamless system operation, addressing both the technical and regulatory complexities of this sustainability-focused redevelopment. This project also illustrated the importance of flexibility and proactive communication when working within certification frameworks like PHIUS, reaffirming the value of early engagement with regulatory authorities, clear planning, and a methodical approach to managing the certification process.
