Sustainable Engineering Solutions (SES) provided MEP commissioning services for the new construction, six-story, 99,831-square-foot mixed-use development in Roxbury’s Nubian Square neighborhood of Boston MA. Developed by New Atlantic Development and DREAM Collaborative and constructed by Kaplan Construction, the project delivers 74 residential units, including 62 income-restricted rental apartments and 12 for-sale condominiums, with a dedicated focus on housing artists and individuals engaged in the local creative economy. The ground floor includes 8,600 square feet of community-facing commercial and cultural space, including a gallery-style lobby, dance studio, artist studios, classrooms, and the Haley House Bakery Cafe. The building was constructed to Passive House Institute US (PHIUS) standards under the City of Boston’s Zero Net Energy ordinance and is targeting LEED Silver certification.
SES performed commissioning of energy recovery ventilators, gas-fired boilers, the domestic hot water system, a variable refrigerant flow (VRF) system, and various terminal units. The commissioning scope focused on verifying that each system operated in accordance with the owner’s project requirements and the design intent, with an emphasis on energy efficiency and long-term sustainable performance consistent with the building’s Passive House design approach.
SES conducted a thorough instructional walkthrough for the owner and their property management company, explaining how each major system functions, how to operate the equipment, and what maintenance practices are recommended to sustain efficient performance over time. This proactive step ensured that the building’s occupants and operators would benefit from the high-performance systems regardless of the pace of formal construction closeout.
