Commissioning Case Study
The 140 Clarendon Street project presented a unique set of challenges: a 13-story historic building in Boston’s Back Bay, fully occupied throughout construction, housing residential units, commercial tenants, a school, a theater company, and legacy mechanical systems. SES was engaged as the Commissioning Authority to support a renovation effort that required phased coordination, strategic planning, and persistent communication. The goal was clear: deliver a high-performing building that supported long-term operations, occupant safety, and tenant comfort without disrupting ongoing activity in any of the spaces.
Understanding the Client’s Needs
From the beginning, SES approached the project with a focus on listening first. In early discussions with Beacon Communities and WaypointKLA, our team sought to fully understand the owner’s goals, not just from a code or construction perspective but from the lens of long-term building operations. We learned that commissioning would need to cover both new systems and existing ones not included in the base scope. Our proposal and commissioning plan were carefully structured to reflect this, including investigative surveys of critical systems such as the fire alarm, stairwell pressurization, and HVAC equipment serving tenant spaces and the on-site magnet school.
By identifying documentation gaps early on and clarifying expectations around reused equipment, we ensured that the commissioning process would meet the owner’s goals and avoid surprises. Documenting access requirements and fire/life safety testing protocols in advance gave the entire team a clear roadmap for execution in a complex, live building.
Planning Around Complexity
With numerous systems and stakeholders across various phases and areas of the building, SES divided the commissioning scope into focused sectors. We developed custom tracking tools to ensure nothing slipped through the cracks, especially in areas outside the base renovation.
Through early and ongoing coordination with the design team, contractors, and building management, SES confirmed who needed to be present at each stage of testing and established shared expectations for responsibilities and outcomes. Testing plans were developed around tenant access limitations, occupancy hours, and the need for after-hours work in active commercial spaces. Our team maintained frequent check-ins with Beacon and Waypoint to ensure that our efforts remained aligned with the project’s evolving priorities.
Executing with Purpose
SES maintained a strong site presence throughout construction, working closely with all trades to resolve issues in real-time, especially when existing systems didn’t perform as expected. Test plans were shared in advance with the project team to allow for tenant notifications and minimize disruptions. We coordinated mechanical, electrical, TAB, and fire alarm contractors to participate in integrated testing sessions, maximizing efficiency and reducing the need for repeat building access.
Functional testing was often completed during off-hours, a critical step in protecting ongoing operations in residential and commercial spaces. Test results were clearly documented and shared after each session to keep all parties informed of progress and any outstanding items. Throughout execution, the SES team focused on practical problem-solving, clear communication, and client advocacy, prioritizing issue resolution and supporting long-term system performance.

Despite the building’s complexity and active occupancy, SES helped bring clarity, structure, and consistency to the commissioning process at 140 Clarendon Street. Our hands-on approach, flexibility, and persistent communication ensured that critical systems, from cooling towers and steam converters to lighting controls and the fire alarm, were tested and verified with minimal disruption. In doing so, we delivered not just compliance but peace of mind for the owner and building operators, reinforcing our commitment to helping clients achieve healthy, efficient, and resilient buildings.
