Project Overview
Falmouth, MA – SES served as the Commissioning Authority for the Scranton & Main Senior Housing project in Falmouth, MA, a three-story multifamily new construction development pursuing PHIUS certification. The building’s ventilation system includes a roof-mounted Energy Recovery Unit with an energy recovery wheel and refrigerant-based heating and cooling to condition outdoor air for both apartments and common spaces. A separate roof-mounted Energy Recovery Unit with an air-to-air plate-frame heat exchanger serves the stack of trash rooms.
Each apartment is heated and cooled by a refrigerant-based fan-coil unit with a dedicated condensing unit located on the roof, controlled by local wall-mounted thermostats. Common areas are served by grouped fan-coil units connected to shared rooftop units. The domestic hot water system is powered by a first-floor heat pump hot water plant, with temperature sensors and recirculation pumps ensuring consistent hot water delivery throughout the building. SES’s commissioning scope ensured these systems were installed and operating to meet both design intent and the high performance standards required for PHIUS certification.
