Project Overview

Salem, MA – SES was brought on to complete commissioning testing for the construction phase of The Lighthouses Apartments project in Salem, MA. The project consisted of two multi-family mid-rise apartment buildings located a mile apart. The first, at 47 Leavitt Street, spans 27,453 square feet, while the second, at 34 Peabody Street, covers 30,181 square feet. Each building was equipped with a constant-volume, roof-mounted Energy Recovery Ventilator (ERV) to provide fresh air. Individual apartments are heated and cooled by a variable refrigerant flow (VRF) heat pump system, with setpoints managed by occupants via thermostats local to each zone. The commissioning process also involved functional testing of HVAC&R, lighting, and plumbing systems in the common spaces, where VRFs are controlled by local wall-mounted thermostats. Fresh air in common areas is supplied primarily by the roof-mounted ERV, with community rooms receiving ventilation from an above-ceiling ERV. The project was designed to optimize building performance, emphasizing energy savings and efficient operation.
