Project Overview
Boston, MA – The 140 Clarendon Street project involved comprehensive commissioning of a 13-story mixed-use historic building in Boston’s Back Bay. SES served as the Commissioning Authority, ensuring seamless integration and functionality of both new and existing systems throughout the building’s various spaces. The building houses 210 apartments across multiple floors, with the sub-grade and first floors containing diverse commercial spaces including a school, restaurant, yoga studio, and tailor shop. A theatre company occupies portions of floors 2 through 4, featuring a separate lobby, theatre and stage, and rehearsal spaces.
SES coordinated multiple investigative pre-construction assessments of select systems and equipment. Working closely with the general contractor, building management, fire alarm vendor, and balancing contractor, the team executed comprehensive tests of the building’s fire alarm, smoke control and shaft pressurization systems for elevators and stairwells. An investigative survey was also conducted on existing mechanical systems serving the sub-floor and ground-level spaces housing the school and tenant areas. Results from both surveys led to significant system upgrades. The building remained occupied throughout construction, and the complex mix of systems affected all floors, making communication paramount for successful execution.
